The Steamboat Mountain Area had the most number of sales with 17 and a Median Transaction Price of $230,000 with $7,416,500 in total sales volume. February 2010 the Steamboat Mountain Area had the most number of sales with 16 and a Median Transaction Price of $862,500 with $16,715,200 in total sales volume.

Interval/Fractional
There were 66 sales for a total sales volume of $2,444,800 with a Median Transaction Price of $19,900. February 2010 their were 43 sales for a total sales volume of $4,189,200 with a Median Transaction Price of $59,700.

Price Points
Of the 34 Residential Improved Units sold for this February, 24 of those were sold for $500,000 or less. February 2010 their were 20 Residential Improved Units sold and 7 of those were sold for $500,000 or less.

Lender Market
Loans recorded for the this month were 146 compared to 126 from last February 2010.

Bank Sales
February 2011 saw 12 Bank sales totaling $3,838,300 in Gross Volume or an Average Price of $319,858 per unit.
Their were 4 Banks sales in February 2010, totaling $4,500,100 in Gross Volume or an Average Price of $1,125,025 per unit.

Total Steamboat sales Volume for the month of May was $40,211,100 - $9,343,000 of that was from Interval/Fractional Units.

Total residential Units sold for the month was 190 which are the highest of any month of the year. 129 were from Interval/Fractional.

YTD is up 217% from the same period last year.

YTD Units sold are up 158% from the same period last year.

Summary for the month March 2010

Total Sales Volume for the month of March 2010 is 219% over the volume from March 2009.

Units Sold are up 231% for March 2010 compared to March 2009.

YTD Volume is up 225% compared to the same period in 2009.

Fractional/Interval Sales for the month of March 2010 consisted of 65% of the transactions.

Low end sales continue to dominate the market with 25 out of the 37 residential sales being under $600,000.

Fractional/Interval Sales had an Average price of $128,678 and a Median Price of $65,800 for the month of March.

Volume and Units are up over last year, the number of loans recorded is down showing that cash buyers are grabbing the best real estate deals in Steamboat. March of 2010 saw 174 loans recorded compared to 294 from March of 2009.
