Edgemont ski in condominiumsEdgemont developers Bear Paw LLC had 3 residences for sale early in 2014 and all closed as of May 2014. January of 2015, there are 3 active resales with prices from $699,000 for a 1 bedroom to $3,600,000 for one of the best ski in / out condos Edgmont has to offer - a 5 bed, 4.5 bath with decks on three sides. The condo residence #2201 was purchased from the original developers in December of 2010 for $3,224,000. The views overlooking the ski area combined with south valley views over the swimming pool and private slopeside access is why this condo was priced at a premium in 2008 for $4,956,000.  

If you are doing the math, the price for a 5 bedroom Edgemont condo with ski in access is up by 10% from late 2010, but the current list price is still down 27% from their pricing at the height of our market in late 2007 - early 2008.

Edgemont pool in Steamboat Springs COSki in isn’t the only selling point at Edgemont, summers in Steamboat are even better when hanging out in their pool. My wife shot the photo to the left during our visit in summer 2013 with family.  I think there was one other person in the pool our entire 2 day stay.

Prices and sales volume continue to increase in and around Steamboat Springs

Land Title just released their stats for the month of December for Routt County including Steamboat Springs.

Steamboat Market Report 2014December 2014 there were $58.17M in gross sales and 121 transactions. Our year ended with just under $600M in Gross Sales and 1,360 transactions for 2014.  That is the highest gross sales volume in Routt County since 2008 besting 2013 by +18.79% in gross sales volume and +6.42% in the number of transactions.  

Average Sales Prices: Single Family +10%, Multi Family +11%, Vacant Land +2%

PPSF/PPAC: Single Family +15%, Multi Family +6%, Vacant +25%

Sunray Meadows condoWhen you shop for a condo near the ski slopes in Steamboat Springs with 2 or more bedrooms that has a garage and lower HOA dues (under $4300 per year), your choices are slim - especially priced under $340,000. Sunray Meadows #709 just 2 blocks to the east of Steamboat Ski Resort, may just be your only choice right now in that price point.

The last sale was at $300,000 for a much lower quality finished condo lacking views. Meanwhile, the owners of #709 recently invested over $40,000 in quality upgrades and are asking $339,000.

Steamboat mountain area homes median price approaching $800,000

Sanctuary log home saleSteamboat Springs real estate sales volume for Routt County in 2014 was over $540 million with single family homes a major contributer. The mountain area (near the ski slopes) had 44 single family home sales and the median price approached $800,000. Out of 50 homes currently listed in the mountain area, only 15 are priced under $1,000,000 as of today’s date.

The Steamboat Pilot reported that 62 homes priced between $1 million and $2 million had sold in Routt County as of the end of November, however, when they say “62 homes”- that statistic must have included multi-family like condos and townhomes. 39 single family homes sold in 2014 between $1 million and $2 million according to data posted to the Steamboat Springs MLS.  Fourteen of the the Buyers were represented by Colorado Group Realty Real Estate Brokers which includes the log home pictured - listed for $1,989,450 and sold for $1,909,500 in July 2014.

I’m not asked very often how bad crime is in Steamboat Springs but in case you were wondering, you will want to check out some of the better stories from our local newspaper, Steamboat Pilot Best of the Police Blotter 2014- updated link to 2017.

In the past 15 years or so living in town, I have only had a couple thefts of items from the front yard of our home which is on the core trail leading to downtown.  One of which was our baby stroller.  My guess is it must have been someone borrowing it to give someone a ride home.
