Golf season rounds the corner to Ski Season and temps are dropping to the low 40s in the morning. We may be feeling a cool off with the weather, but the market is hot as ever.
This is especially true for homes and townhomes priced under $700,000. Since June 1, 2015, 147 Condos or Townhomes in the mountain area have either sold and closed or are pending sales. Same search for active listings yields only 83 properties as of today’s date.
When you narrow your search to 3+ bedrooms for under $700,000, there are only 25 Steamboat condos or townhomes listed for sale in the mountain area. Factor in HOA fees and try and find dues less than $3000/year and now you have 5 choices.
Location, location, you won’t find anything close to the ski slopes for under $700,000 with 3 or more bedrooms and low HOA dues, but you can live on the 4th tee of Rolling Stone Ranch and Golf course.
Currently, the following listing is the lowest priced townhome or condo on the golf course. This property is next to homes from the low millions to homes from $2 million and up. The complex has only 5 units and its the lowest priced on the golf course.
The Redwoods, MLS 141376 pictured left is priced at $550,000. There are no other choices in that price range on the course.

Condos priced under $230,000 with lower HOA fees is limited inventory in Steamboat Springs

A search for 2 bedroom condos in the mountain area of Steamboat Springs with HOA dues under $5000 per year and priced less than $230,000 yields less than 5 results as of today’s date.
Whistler Village Townhomes has 2 active listings fitting this search - prices from $218,000.
It was an active market this year for Whistler Village with 13 sales ranging from $169,900 to $264,000 for a 968 Sq. Ft. 2 bedroom condo.
Finishes have varied greatly as did the prices and as the inventory shrank to 1 this summer, list prices were driven up a whopping 65%. A sudden burst of inventory drove prices back down to the low $200s mid summer and now in August 2015, the inventory is once again limited under $230,000. A recent new listing at Whistler Village townhomes for $219,000 has gone under contract in under 2 weeks.
Nicer finishes typically reflect a higher price, Cedar Ct. #9 (pictured) is one of the best deals now on the market fitting the search desribed above, priced at $229,000.
Mountain and modern attracting more buyers in Steamboat Springs

Lake Catamount located 9 miles south of the Steamboat Ski resort - 15 minutes driving, has seen a lot of activity in the past year. Today, the last home offered for sale is under contract.
Since 2007, there have been 12 single family homes sell in this lakefront neighborhood. The homes ranged from 2300 Sq.Ft. up to 8000 Sq.Ft., all beautifully constructed with the majority capturing spectacular views of the Lake.
In the past year, there have been 6 sales. One single family home and all 5 of the townhomes offered for sale have sold.
32625 Hudspeth Lane on 35 acres offered privacy and views of Lake Catamount. The 4 bedroom, 3-1/2 bath home with a 3 car garage featured a wide open living room with vaulted ceilings, large windows, and a cozy three-sided fireplace. Asking price was $2,450,000.
Edgemont resale prices on the rise but still a bargain in comparison to the height of Steamboat’s real estate market

Edgemont developers Bear Paw LLC had 3 residences for sale early in 2014 and all closed as of May 2014. January of 2015, there are 3 active resales with prices from $699,000 for a 1 bedroom to $3,600,000 for one of the best ski in / out condos Edgmont has to offer - a 5 bed, 4.5 bath with decks on three sides. The condo residence #2201 was purchased from the original developers in December of 2010 for $3,224,000. The views overlooking the ski area combined with south valley views over the swimming pool and private slopeside access is why this condo was priced at a premium in 2008 for $4,956,000.
If you are doing the math, the price for a 5 bedroom Edgemont condo with ski in access is up by 10% from late 2010, but the current list price is still down 27% from their pricing at the height of our market in late 2007 - early 2008.
Ski in isn’t the only selling point at Edgemont, summers in Steamboat are even better when hanging out in their pool. My wife shot the photo to the left during our visit in summer 2013 with family. I think there was one other person in the pool our entire 2 day stay.

Land Title just released their stats for the month of December for Routt County including Steamboat Springs.
December 2014 there were $58.17M in gross sales and 121 transactions. Our year ended with just under $600M in Gross Sales and 1,360 transactions for 2014. That is the highest gross sales volume in Routt County since 2008 besting 2013 by +18.79% in gross sales volume and +6.42% in the number of transactions.
Average Sales Prices: Single Family +10%, Multi Family +11%, Vacant Land +2%
PPSF/PPAC: Single Family +15%, Multi Family +6%, Vacant +25%

When you shop for a condo near the ski slopes in Steamboat Springs with 2 or more bedrooms that has a garage and lower HOA dues (under $4300 per year), your choices are slim - especially priced under $340,000. Sunray Meadows #709 just 2 blocks to the east of Steamboat Ski Resort, may just be your only choice right now in that price point.
The last sale was at $300,000 for a much lower quality finished condo lacking views. Meanwhile, the owners of #709 recently invested over $40,000 in quality upgrades and are asking $339,000.
