Its rare to see a price drop in this bustling market, especially at Edgemont, luxury ski in, ski out condos in Steamboat.
Most condos in Steamboat Springs are selling in a matter of days from listing, especially those priced under $1 Million. As of today’s post Feb 2nd, 2022, there are only four condos priced under a million, 40 sales pending (under contract), and 77 closings. Here are the condo sales in the past 30 days.

West Condos with 3 or more bedrooms for sale are rare. The last one posted to the MLS that closed was in April 2008 for $495,000. But not all deals are necessarily found online. Our local newspaper notes a 3 bed sale at The West condos for $385,000. I’m not sure if this was a Arm’s Length Transaction, but if so, the Buyer got a heck of deal. Value depending on quality finishes may be around $500k.

Steamboat Springs’ newest condominium development Fox Springs phase I nears completion. Owners will be moving into their homes soon. The 50-unit 2 bedroom condominium development, located on Hilltop Parkway between downtown and the mountain, is the latest offering from the family-owned construction outfit Kreissig Homes.
Fox Springs is six contemporary, three-story buildings set around a circular drive. Each of the units offers a private deck overlooking park-like grasslands with views of Mount Werner.
Most of the two bedroom, two bathroom homes come with a two-car garage and approximately 1,000 square feet of living space. Prices range from $415K to $475K per unit with a final completion date scheduled for 2021.

Steamboat’s popularity continues - Ikon Pass got us going even stronger this year with skier visits and now another recent article and Bloomberg study shows Steamboat Springs ranked 5th on the list of best places to own a vacation home.
One problem with a vacation “home” comes vacation “maintenance”. This is why you may consider the low maintenance option of a townhome with a well managed home owner association (HOA) such as the townhomes at Fox Willow.
Fox Willow townhomes are a smaller complex of only 8 residences, so there isn’t the excitement during popular vacation times as most other condos and townhomes in the mountain area of Steamboat. The development also has 1.4 acres of common area designated as green space.

Summer 2018 we were down to under 10 single family listings in downtown Steamboat Springs. There are currently 24 homes listed in the downtown area.
The result of more inventory is welcomed news to buyers that were seeing very few choices last year and not so good news for Sellers who priced over what the market could tolerate.
With new inventory in Sunlight and other new developments coming on the market west of Steamboat and the mountain area, combined with the Denver market showing signs of slower sales, the opportunities to find a home in Steamboat Springs Colorado under $1 million are increasing.
