See more details about Storm Mountain Ranch

A banging sound outside my window this morning awoke me about 3 AM. Rules to follow in the fall - don’t leave your window open next to the trash in the kitchen or you may just bump into a friend looking more than a fresh cup of Joe. storm-mountain-ranch-community6.jpg The bears are looking for food, the thermometer is registering at 32 degrees and below, and the aspen trees are turning. It is fall 2010 in Steamboat. Michelle, Nolan and I spent the past week as a guest of Storm Mountain Ranch. I can’t say there is a better way to wrap up summer, than staying home for a vacation, so to speak. I still worked all week, but it just didn’t feel like it. The hospitality, landscape and serenity of this majestic setting were beyond words. We rowed a boat at sunset, caught 9 or so 2+ pound trout on fly rods, fired up the BBQ at night and sat by the beachfront fire. The days were warm enough to play in the sand and water, and cool nights provided for a beautiful sunrise with steam rising from the ponds. There were no lights around you at night, so the stars reminded me my days camping outside civilization. However, this was just 5 minutes to downtown Steamboat Springs! And Nolan - my 3 year old son, reminded me of that - “Dad lets go get dessert at the gas station” - our new nightly routine. storm-mountain-ranch-community2.jpg In a week we saw just a fraction of the 1,063 acres. I had heard this is like your own National Park and having visited many in my lifetime, I must agree. The rushing waters of Walton Creek, the towering Walton Creek Falls - also referred to as June Falls, the granite canyons, old growth aspen and spruce trees, elk and deer, and sounds of coyotes at night was just the beginning, I live nearby and can say in all honesty, you had to be there to truly appreciate the lifestyle these 12 owners enjoy. Our sincere appreciation goes out to Mary and the staff of Storm Mountain Ranch for such a peaceful and enlightening week. Steamboat’s Alpine Mountain Ranch shows progress

Saturday, September 4, 2010

alpine-mountain-ranch.jpg New [tag]luxury homes[/tag] offering the absolute best views [tag]Steamboat Springs, Colorado[/tag] has to offer, are showing up on the southern slopes of [tag]Alpine Mountain Ranch[/tag]. The ranch is a 1,216-acre [tag]land preservation development[/tag] with 63 five-acre homesites down the hill from the slopes of the [tag]Steamboat Ski Resort[/tag]. The southwestern exposure offers excellent views of the [tag]Yampa River[/tag] valley to the [tag]Flat Tops[/tag], Priest Creek, Walton Creek riparian corridors, downtown and [tag]Steamboat ski area[/tag]. The first home to be constructed is around 10,000 sqft, custom built for the home owner who has moved here with his family for full time residency. Seeing an increasing demand for newer construction, 4 or more bedrooms and a bit of land to breath, the owners of [tag]Alpine Mountain Ranch[/tag] felt the time is now to begin a beautiful custom home to be ready for the [tag]real estate market[/tag] by the 1st of the year. They are asking $4,600,000. To request a brochure for this [tag]luxury home[/tag] or more information on this newer [tag]ranch land community[/tag] just 5 minutes from [tag]downtown Steamboat Springs[/tag], call Dean Laird - Broker/Owner [tag]Colorado Group Realty[/tag]. 877-678-0884. Lending available for Steamboat condos but you have to play by the rules.

Saturday, August 7, 2010

A mortgage company that is in the process of bankruptcy can’t find a buyer for the condo they foreclosed on, because lenders don’t want to give Mr. buyer a loani! True story! Buyer has excellent credit, 20% down and looking to purchase [tag]real estate[/tag] at 50% discount off of previous sales (should be low risk) The reason Mr. Lender can’t finance the property is because while searching for vacation property on the web, the property in question shows up from the search. Vacation property = investment property in their eyes most of the time. You may be legitimately purchasing the property for a 2nd home in Steamboat, with no intentions of renting; however, the banks are calling it an investment condo and its tough to get financed. TARP to the rescue does not apply here; but…wait! “Another important goal of TARP is to encourage banks to resume lending again at levels seen before the crisis.” http://en.wikipedia. … lief_Program#Purpose Don’t get discouraged; there maybe a solution as long as you have 25% down, investor concentration ideally isn’t over 30% or was that 10% (this changes depending on who you talk to), and you don’t have more than 4 mortgages already. Its not so easy though. The HOA (Home Owner Association) can’t be in the red, one owner can’t own more than 10% of the inventory and so on… Financing [tag]condos[/tag] in [tag]Steamboat[/tag] is common, but it’s best if n we do some homework before venturing out to look for deals. There are several condo complexes that should finance conventionally, because they fit the lender rules. 3 examples are [tag]Walton Creek Condos[/tag] (2 bedroom plus huge loft for 3rd bedroom, views of the ski resort http://www.steamboat … on_Creek_2_bed-loft/), [tag]The Timbers[/tag] (Colorado lodge with views of [tag]Catamount[/tag]http://www.steamboat … _Timbers_2_bed-loft/) or most [tag]townhomes[/tag] such as [tag]Columbine[/tag] - (3 bed, 3 full baths, 2 lofts, views of the valley and [tag]Rolling Stone Golf Course[/tag], 2043 sqft now just $399,000http://www.steamboat … _3_bed_plus_2_lofts/).
