Steamboat’s popularity continues - Ikon Pass got us going even stronger this year with skier visits and now another recent article and Bloomberg study shows Steamboat Springs ranked 5th on the list of best places to own a vacation home.
One problem with a vacation “home” comes vacation “maintenance”. This is why you may consider the low maintenance option of a townhome with a well managed home owner association (HOA) such as the townhomes at Fox Willow.
Fox Willow townhomes are a smaller complex of only 8 residences, so there isn’t the excitement during popular vacation times as most other condos and townhomes in the mountain area of Steamboat. The development also has 1.4 acres of common area designated as green space.
As popularity of Steamboat Springs continues, so does the idea of owning a vacation home here. Don’t wait until inventory is less as we often see in summer. Less inventory pushes higher prices.
My new listing at Fox Willow available as of 4-19-19 is worth a look as the inventory under $725,000 for a 3 bedroom home with a 2 car garage is limited.

Summer 2018 we were down to under 10 single family listings in downtown Steamboat Springs. There are currently 24 homes listed in the downtown area.
The result of more inventory is welcomed news to buyers that were seeing very few choices last year and not so good news for Sellers who priced over what the market could tolerate.
With new inventory in Sunlight and other new developments coming on the market west of Steamboat and the mountain area, combined with the Denver market showing signs of slower sales, the opportunities to find a home in Steamboat Springs Colorado under $1 million are increasing.
Edgemont resale prices on the rise but still a bargain in comparison to the height of Steamboat’s real estate market

Edgemont developers Bear Paw LLC had 3 residences for sale early in 2014 and all closed as of May 2014. January of 2015, there are 3 active resales with prices from $699,000 for a 1 bedroom to $3,600,000 for one of the best ski in / out condos Edgmont has to offer - a 5 bed, 4.5 bath with decks on three sides. The condo residence #2201 was purchased from the original developers in December of 2010 for $3,224,000. The views overlooking the ski area combined with south valley views over the swimming pool and private slopeside access is why this condo was priced at a premium in 2008 for $4,956,000.
If you are doing the math, the price for a 5 bedroom Edgemont condo with ski in access is up by 10% from late 2010, but the current list price is still down 27% from their pricing at the height of our market in late 2007 - early 2008.
Ski in isn’t the only selling point at Edgemont, summers in Steamboat are even better when hanging out in their pool. My wife shot the photo to the left during our visit in summer 2013 with family. I think there was one other person in the pool our entire 2 day stay.
Steamboat mountain area homes median price approaching $800,000

Steamboat Springs real estate sales volume for Routt County in 2014 was over $540 million with single family homes a major contributer. The mountain area (near the ski slopes) had 44 single family home sales and the median price approached $800,000. Out of 50 homes currently listed in the mountain area, only 15 are priced under $1,000,000 as of today’s date.
The Steamboat Pilot reported that 62 homes priced between $1 million and $2 million had sold in Routt County as of the end of November, however, when they say “62 homes”- that statistic must have included multi-family like condos and townhomes. 39 single family homes sold in 2014 between $1 million and $2 million according to data posted to the Steamboat Springs MLS. Fourteen of the the Buyers were represented by Colorado Group Realty Real Estate Brokers which includes the log home pictured - listed for $1,989,450 and sold for $1,909,500 in July 2014.

There are some soft spots in the real estate market for two and 3 bedroom condos walking distance to the Steamboat Ski Area.
The Lodge, located a close 5 minute walk (in ski boots) to the gondola lists four, 3 bedroom condos with prices from $375,000 to $399,000. The Lodge condo showing the highest rental income is under contract. The high sale closed in 2008 for $575,000.
If you are in the market for a 2 bedroom walk to ski condo, there are currently 8 listings at The Lodge priced from $255,000 to $349,000. The broad range is somewhat affected by quality of the condo furnishings, finishes, views and floor level location. In the past year from the date of this Steamboat Springs real estate blog, twelve two bedroom condos have sold at the Lodge at sale prices from $219,000 to $322,000. One condo was a short sale, and no bank owned sales. A high sale at $507,900 was posted in 2007.
