Its rare to see a price drop in this bustling market, especially at Edgemont, luxury ski in, ski out condos in Steamboat.
Most condos in Steamboat Springs are selling in a matter of days from listing, especially those priced under $1 Million. As of today’s post Feb 2nd, 2022, there are only four condos priced under a million, 40 sales pending (under contract), and 77 closings. Here are the condo sales in the past 30 days.

Steamboat Springs real estate is still bustling with 2 condos I recently listed in the past month fielding 7 or more offers.
Travel 25 miles south of Steamboat Springs and good deals on homes are yet to be found. This newer home 6.4 miles from Stagecoach Reservoir State Park and 23 miles from Steamboat Ski Area price was just reduced by $100,000. Now priced at $800,000 is below what it would cost to buy land and build today considering the high price of materials and labor.

Where are all these Steamboat home buyers coming from?
Recent showings of my equestrian - recreational property on the road to Steamboat Lake were younger families from southern states. They tend to have middle school - high school aged kids and are looking for a place to play outdoors with access to public lands, privacy from neighbors, and the possibility of moving here permanently. With Increased Demand Comes Increased Home Values
In 26 years of real estate I didn’t do many sales in excess of $1M. In the past 60 days from this post date, there have been a total of 32 pending and closed sales for single homes over $2M. The average price of a home in Steamboat Springs is now $1.4M up 18% since this time last year, here are the home sales in the past 30 days. Low inventory, cost of land, high construction cost and high demand since COVID-19 continues to drive up prices.
During October, residential properties in Steamboat Springs went under contract in 15 days on average.

Steamboat’s popularity continues - Ikon Pass got us going even stronger this year with skier visits and now another recent article and Bloomberg study shows Steamboat Springs ranked 5th on the list of best places to own a vacation home.
One problem with a vacation “home” comes vacation “maintenance”. This is why you may consider the low maintenance option of a townhome with a well managed home owner association (HOA) such as the townhomes at Fox Willow.
Fox Willow townhomes are a smaller complex of only 8 residences, so there isn’t the excitement during popular vacation times as most other condos and townhomes in the mountain area of Steamboat. The development also has 1.4 acres of common area designated as green space.
As popularity of Steamboat Springs continues, so does the idea of owning a vacation home here. Don’t wait until inventory is less as we often see in summer. Less inventory pushes higher prices.
My new listing at Fox Willow available as of 4-19-19 is worth a look as the inventory under $725,000 for a 3 bedroom home with a 2 car garage is limited.

Summer 2018 we were down to under 10 single family listings in downtown Steamboat Springs. There are currently 24 homes listed in the downtown area.
The result of more inventory is welcomed news to buyers that were seeing very few choices last year and not so good news for Sellers who priced over what the market could tolerate.
With new inventory in Sunlight and other new developments coming on the market west of Steamboat and the mountain area, combined with the Denver market showing signs of slower sales, the opportunities to find a home in Steamboat Springs Colorado under $1 million are increasing.

Steamboat ski area views, unit size, and location in the Olympian building are some factors that effect pricing. The Olympian is located downtown on 5th st. across from the Yampa River bike/pedestrian (Core Trail).
